Fantastic experience: We have just spent a wonderful week at Foxholme celebrating my husband’s 80 th birthday and Christmas with our family, all 15 of us! The house was beautifully decorated with plenty of space for us to find quiet corners, and the grounds and hot tub and games barn a delight. Fantastic experience: I booked a house for Christmas for my family from around the world so we could spend it together and what an amazing time we had. The house in Ross on Wye was perfect for all our needs. Spacious, luxurious, catered for all our needs. I was particularly impressed with the design & comfort of all the rooms. The bar and pool room were an instant hit with us all. Friendly & helpful if we needed anything with instant responses. I would love to organise another visit there with some friend in tow this time. Negative experience: Hello, I used Kate and Toms for the first time this year. I arranged for an accommodation of 14 people and paid half the deposit. After over 6 weeks of kate & toms confirming the property, I received an email that the property is double booked. This mistake would have been acceptable if they let us know soon after booking, but the company did not know this and waited for over 6 weeks. This changed many of our plans including guests, who had made arrangements to come from abroad. This concluded that Kate & Tom's has very poor and unreliable service. Be aware when using in the future.

Fantastic experience: We have just spent October half term at Wellacres and it was wonderful. We are a family group with little ones, teenagers and a 95 year old. We had a wonderful surprise in that the pool was still available, so we spent afternoons outside, by the pool, hot tub and trampoline. The house was lovely and warm with huge bedrooms and extremely comfortable huge beds! All the bathrooms were also huge. We all congregated in the kitchen and dining room in the evenings to enjoy a glass of wine and cook meals with the excellent facilities. The two lounges are cosy and comfortable.There are lots of pretty villages to visit nearby if you can drag yourself away from the peaceful, relaxing house. We definitely want to return!

Fantastic experience: We had a wonderful time at Foxholme. The weather (for last week of October) was lovely - especially on our first full day there! The property lived up to our expectations in terms of the location, property and facilities. It was just perfect for our large family group ranging in age from myself as the oldest at almost 70 to our youngest granddaughter aged 2. There was plenty for us all to do - swimming in the pool, playing tennis or keeping busy in the games room. And after all that, it was such a treat to relax in the hot tub and watch the sun go down. The gardens surrounding the house were spacious and well maintained while inside was very nicely presented with plenty of space for everyone to get together or find a quiet corner to read, access the internet via the reliable wi-fi. All in all, a fantastic time was had by all and we would highly recommend Foxholme as a great family holiday destination.

Fantastic experience: We celebrated my 70th birthday at Box Bush Barn in the first week of September with all my family (16 of us , age range 2-70!) From the first greeting by our host , Rebecca to our last goodbye as we vacated the barn we had a wonderful time . So much space ! The sitting room upstairs with the comfy sofas was a great place to relax and chat . The children loved the pool and though we were blessed with good weather I imagine the pool would be good fun even in inclement weather as the roof slides on so easily . The games room was also a big hit with us all . The kitchen was very well equipped and lots is space for dining . Not a negative comment from any of us ! Thanks for the brilliant time .

Fantastic experience: Booked Hilltop/Trevor Hall through Kate and Tom’s. Great pre and post booking service. Incredible accommodation. The building is stunning. It feels like a family home. Rooms are beautiful, unique and eclectic. Truly historic place. Grounds and views stunning. Facilities top notch. Nothing not to like. Lou is a gracious and attentive host. Spent a glorious weekend there. And the area is truly stunning. Couldn’t recommend enough.

Fantastic experience: What an amazing place this was. 18 of us stayed here for my daughter's Hen weekend. And from start to finish it was perfect. The house looked beautiful inside and out and there was plenty of parking for everyone. The grounds were so lush and peaceful. The kitchen/dining room was so well equipped with everything you could possibly need, plus two sinks and 2 dishwashers and a huge double fridge. The table accommodated all of us easily. All the bedrooms were different and all gorgeously decorated. Comfy beds, fluffy towels and robes which all smelt so fresh. Bathrooms were great too. The hot tub was easy to access and use and the extra towels and slippers were an excellent idea. We did have bad weather while we were there and had to hot tub in the rain which would have been a little better if it had been under cover but we had fun anyway. The lounge area with the log fire was so comfy and cosy and we moved the furniture for a great Salsa class and did the same in the games room for Yoga. I can't recommend this place highly enough for what we needed it for and it made this special occasion absolutely perfect. Sandra (Mother of the Bride)

Fantastic experience: Chillstone House was superb! Ample accommodation for our group of 16 and 2 dogs. Fantastic facilities to allow preparation of food for the group. Swimming pool just glorious. Glorious setting and grounds were well maintained. Short walk to local pub. I do hope we can stay again!!

Fantastic experience: beautiful house and grounds with a well-stocked kitchen and very friendly and helpful housekeeper! only criticism would be that the sunken trampoline isn't safe as it isn't flush to the ground in all places so there are multiple holes around it - unfortunately one of the kids in our party fell down one of these. would really recommend this is addressed ASAP as it's an accident waiting to happen & would hate for someone to get hurt

Fantastic experience: CHILLSTONE HOUSE 16th August 2024 Dear Kate & Tom's Team, Our recent, July, family stay at Chillstone House was a resounding success, with a lot of credit due to Sue and Lance, the owners, attention to detail. Everyone commented how homely and inviting the house felt, which made for a very relaxing and enjoyable weekend. On arrival there was a lovely welcome in the kitchen of wine plus various cakes and biscuits, an excellent touch and start Our group of 14, ranging in age from two under 10’s, up to two in their late 80s, absolutely loved the house, their bedrooms, surrounding gardens and pool. The kitchen was well equipped and managed well with all our various meal preparations and serving times. The two large fridge-freezers coped with all the food and drink for a three-night stay for our group. Most people used the pool at least once during the weekend even though we weren't blessed with very sunny weather. It was very good of Lance to pop in on Saturday morning to give us a mini tutorial on the workings of the pool and its cover. Another plus for the whole family was the large double garage fitted out with a table tennis table plus all the bats and balls. We also used it for some other games that we had brought with us. It has some comfy seating for the spectators & waiting players. The barbeque in the garage was very useful and easy to get going for the 2 meals we used it for. Chillstone House is in an ideal location - a short drive into Devizes or Avebury Ring and walk to the local George and Dragon pub in Rowde plus a slightly longer stroll to view the impressive Caen Hill Locks on the Kennett and Avon canal. We highly recommend Chillstone House to anyone who wants a high-quality superior house for that special family occasion - they would not be disappointed. Fantastic experience: We were completely delighted with level of service at Holmegate and property was delivered in details thinking of our requirements inch by inch. We go holiday cottages every year and this one is best one in terms of service which was already set up perfectly for us with very reasonable price and booking fee where we had very poor service of the property and high bookings fee from Airbnb few months ago. We will definitely recommend this property and your website ( shame I noticed your website this year only ) Thanks so much and look forward to have more and more with you in the future.

Fantastic experience: Our whole party of eighteen with ages from 76 to 3 had a wonderful time at Greaves Hall ( Wern Manor ). The property went beyond our expectations. Whilst it is a property that clearly still has a lot of serious work to be carried out to capitalise on its size and potential facilities, this in no way impacts on guests. We wish Marie-Ann and Paul the very best in their endeavours. Marie-Ann and Paul were perfect hosts demonstrating the right blend of attention to the needs of their guests whilst not interfering with the enjoyment of our stay. It was nice to see how enthusiastic they both were about their property and its sensitive restoration, willing to share their experiences and show us areas of the property currently not available to guests. The area is perfect for a full range of activities and visits. Our party engaged in a 10K organised run at at Plas y Brenin, canoeing on the Llangollen Canal over the Pontcysyllte Aqueduct, Clay Pigeon Shooting at Machynlleth, visits to Portmerion; Caernarfon Castle; Plas Newydd and Conwy Castle; Beddgelert, Criccieth, paddle boarding; surfing and swimming at Black Rock Sands, walks around Snowdonia, trips on the Ffestiniog Railway, white water kayaking at Bala amongst other things. All in all, we all agreed that we had a wonderful time, despite the changeable weather.

Fantastic experience: Kate and Toms organisation, choice and booking for our celebration at Northridge Hall proved a great success. The property was well appointed ,comfortable, well equipped and we wanted for nothing.

Fantastic experience: Whittington House was just what we wanted. There was more than enough space for all 10 of us. The pool was a big hit with everyone. The garden was big enough for our cricket 'test matches' as well as our rounders matches. We would have no hesitation in recommending Whittington House to any family group.

Fantastic experience: We loved staying at the Pink Door in Cornwall. The house was spacious, very well stocked with the basics, and had plenty of things to do without leaving the property! The hosts were so friendly and had done so much work to make it a wonderful place to stay. I would recommend the Pink Door to anyone needing a large family home to stay in. Kate & Tom's - whom we booked through were also great. Very professional and prompt. They kept me well informed at every stage so thanks everyone.

Positive experience: The Shed and Little Bickley are beautifully appointed homes in an idyllic setting in deepest Somerset. The Shed communal area has a lovely feel to it, and the facilities are really good. A great swimming pool and hot tubs in both houses. Table tennis and table football, a trampoline and cinema room to keep everyone occupied. The bedrooms in both properties are all a generous size and nicely presented. To improve the experience for future renters: Upgrade the barbecues, and perhaps provide a table alongside to move food on and off the cooking area. In Little Bickley the shower needs a lock. The plate glass windows fronting The Shed could benefit from a marking to show they are windows not doors! The simple addition of shower gel/ shampoo in the bathrooms would be appreciated by guests who forget to bring their own. Other pros:The Globe did us a wonderful meal for 18-highly recommended. John the local taxi owner is also highly recommended.

Fantastic experience: We have all finally arrived back at our various homes. The weekend at Redacre Hall was to celebrate our 60th wedding anniversary with our immediate family. It all worked out very well and we were all impressed with the venue and the attention to detail. It was so good that we would consider it for further family events. Fantastic experience: We thoroughly enjoyed our time at The Shoe/Fossecombe House. We were a family of 17 across three generations, ages 21-86, most visiting from the US, a few from near Oxford UK. We were looking for a house with 7+ bedrooms situated near places to explore via daily excursions; it also needed to afford privacy and a spacious setting. Bath and Bristol were engaging destinations, and the gardens surrounding the house were beautiful. We often took meals outside on the large deck, the hot tub was used most nights, and we even used the lawn for some very amateur cricket. The house was filled with oohs and ahhs as we explored the rooms on arrival - so many well-appointed rooms and expansive baths. The beds were extraordinarily comfortable!! We cooked for ourselves instead of catering; the kitchen had everything we could need and more - some meals we had all four ovens going. Games room, TV rooms, space for reading, a bar/snug, WiFi for everybody, and space for our four cars were all appreciated. And space at the table for everybody, including a few visitors one night. The iconoclastic portraits in the dining room inspired one of our group to design a murder mystery role playing game at our final dinner where every family member adopted a persona from on the walls! We wouldn't hesitate to recommend a stay at The Shoe for any large party. Thanks also to Kate&Tom's for very clear and helpful communications about the booking.

Fantastic experience: Absolutely stunning home!!! Beautiful swimming pool and decor to inside the property! We loved how spacious the property was so many adults and kids too! Local area had some stunning views to go with it also! The beach which is literally over the road is Fistrall beach and its beautiful! Newqauy tomorrow is a 5 minute drive away! Definitely recommend for large families!

Fantastic experience: This was our second Family weekend at Pedington Manor, once again, we, four adult children & their families, all had a great time. Sufficient bedrooms for all, plenty of space and games for all ages. Two cooking facilities helped meal preparation for 15 hungry people! Highly recommended!

Fantastic experience: Our experience with Kate and Toms was seamless right the way through. They always kept us informed and were quick to respond to any questions we had. In regards to Box Barn, it was a wonderful barn in a peaceful location. The heated pool was a brilliant addition and we spent a lot of time in there! Only things that could have been better: the games room wasn’t really much of a games room and smelt strongly of fuel to the point where you couldn’t be in there for very long. Also the whole house could have done with a deep clean. There were lots of cobwebs, etc behind curtains. Apart from this, we loved the experience and I would certainly use Kate and Toms again.

Fantastic experience: Firefly Barn, what a fabulous building, with all the facilities that were described and more.! We slept 12 people of all ages as a surprise for my wife. The standard of decor , the finish of each room was outstanding. The finish and detail in the Kitchen bought all the requirements for feeding the family to a focal point, who'd a thought we would need two Dishwashers ! Amazing. The Cinema room attracted the youngsters whilst the Hot Tub attracted the oldies. The standard of the electronic gadgetry was superb with every light dimmable to create evening moods, every room could be adjusted for the built in sound system. The owners were helpful at every turn. Plenty of Garden for all our games and outside fun. I would go back again, Gary Newman and Family

Fantastic experience: Pedington Manor was an absolute joy. It was the perfect venue for our family gathering to celebrte my wife's birthday. Our party of 20 ranged in age from 7 to 79 and everyone of us had a marvelous time. The house was immaculately clean, the garden trimmed to perfection and the catering company recommended by Kate & Tom's was excellent. Even the welcome hamper was filled with all those little delights that demonstrate the care that the company has for their visitors. Thank you for proving the perfect haven. Next time we need a large property you will be our first port of call.

Positive experience: Kate & Tom made the whole booking experience so easy for our group - they were extremely responsive and provided extensive details about the property to make the whole process as easy as possible. My only criticism is that they do not accept American Express for payments, which is really inconvenient when the amounts to be paid (for both the booking and the deposit) are so large.

Fantastic experience: Our stay at Riverside Mill was beautiful, even the bad weather couldn't dampen our spirits. Kate & Toms were quick to respond to emails and answered all the questions I had.

Fantastic experience: We had a lovely time at Foxcote Grange, Andoversford, and for a change, the weather was mostly dry and warm(ish). The property was very quirky with quite steep stairs, but lots of character and plenty of outside activities to keep all of us entertained, from age 1 to 80! We had the opportunity of meeting the owner Gilly, who was kind enough to wait when we were delayed in traffic, to show us around and give us a little history of the place. She also responded to one call for assistance promptly, proving helpful and informative. I think we left the property in good condition, although ready for a clean after 12 people with three young children had been using it to its full extent. The kitchen proved adequate for our sumptuous meal celebrating the special occasion, where the chefs delivered a banquet in the main dining room on the classic dining table just perfect for 12 people. Everyone thought the location was ideal, being very rural but close to many amenities in the Cotswold tradition. We would happily recommend the property to anyone wanting a traditional old setting for a special get together, but would say to anyone wanting anything flashy and modern, to look elsewhere. Fantastic experience: We had a wonderful weekend at fabulous Foxholme, celebrating a family birthday with a mix of ages, 2 year old to 84 year old. The house is beautiful, warm and welcoming and we all took advantage of the inviting sitting rooms, everyone gathered in the well equipped kitchen, and retired to comfortable bedrooms & bathrooms. The two youngest loved the playroom and had to be persuaded to come outside. When they did they discovered the sunken trampoline! They loved it. We were very lucky with the weather so the young adults in the family could enjoy the pool & hot tub. What a wonderful time we all had. Thank you kate&tom for dealing with my holiday requests in a friendly and professional manner. Special thankyou too to Louise, Foxholme housekeeper, who was so accommodating and friendly.

Fantastic experience: We had a lovely weekend at Boxbush Barn celebrating my 50th birthday with friends and family. The house itself was amazing, comfortably big enough for our party of 14 + 1 dog. We arrived to a lovely homemade cake, flowers, Prosecco and coffee. The downstairs space is perfect for eating and entertaining, we had a private chef and it was like going to a restaurant! Upstairs the sofas are great for lounging, such a lovely room. The children particularly loved the pool, we couldn’t get them out ! The games room was also well enjoyed by the grown ups during a darts match that got competitive! Thank you so much Vicki for making our stay so memorable. I would definitely recommend Boxbush Barn as a perfect place for a special celebration. Memories that will last forever !

Fantastic experience: Churchill Wood was perfect for a family gathering to celebrate our 50th Wedding Anniversary. 8 Adults and 5 children had room to spare, the facilities in the house are great and everything was lovely and clean

We had the most amazing experience and would recommend Kate and Toms for all their help and we will definitely be using them again. We would also recommend Kingham Cottages to anyone looking for somewhere to relax and enjoy their surroundings. We were made so welcome and the cottages, pool and grounds were superb. Fantastic experience: Fantastic experience at The Flower Barn, 16 of us shared some wonderful family time and the barn suited our needs perfectly. With the majority of bedrooms serviced by en-suite bathrooms, The Flower Barn provided the layout so often missing at larger rentals. The booking procedure from Kate & Toms was straightforward and the team were always on hand to provide advice and support. I would highly recommend both Kate & Toms and The Flower Barn for you large get together.

Fantastic experience: Our family of 16 had an absolutely fantastic holiday at Foxholme The accommodation was perfect for us as there was a range of ages from a newborn baby up to age 70 The kitchen and dining facilities including the barbecue gave plenty of space for different arrangements for eating together. The pool and hot tub were well used and we also all had fun on the tennis court and playing cricket using the equipment in the games room Foxholme is a beautiful location for taking walks and the local area had interesting places to visit nearby there was no need to travel very far Everyone had s brilliant time and we hope to return and organise another visit

Fantastic experience: Great location. Owners were super helpful when we realised we didn’t have enough beds made. This was rectified within the hour of arriving. Would stay here again. We were a party of 18 people age range 16 to 50 ish everyone was happy.

Positive experience: The house is fantastic for a large family gathering, lots of space indoors and outdoors. Damian was super friendly and helpful. My only remark would be that the football table was broken and unusable - but I'm sure that will be fixed for the next people.

Negative experience: Had a great stay in The House in the Shoe - brilliant property but I’m here to review K&T not the house. Not happy with their attitude- despite booking some 15 months in advance all they wanted was exact guest lists so they could charge more for an extra bed or two. At one point they removed 2 of my young grandchildren from the list. Never communicated with the same person twice and received little by way of customer service. Luckily the house made up for the lack of interest from K&T.

Fantastic experience: We spent a fabulous week at Water’s Reach celebrating my 60th birthday. It was an amazing week with paddle boarding etc. The house is beautiful and the photos do not do it justice! The house manager and his wife were very helpful and informative which made the check in/out procedure seamless. Was there anything that could have been better? No. As a family of adults is was perfect but taking children, especially younger ones - the lake itself would have been a concern although there’s a small fence and the boat house could be locked - it is very close to the water. Would we return - absolutely yes!

Fantastic experience: We had a wonderful week at the Vicar's retreat with a very large mixed age family group. The property was beautifully renovated and had very comfort. It's in a great location, walking distance to restaurants, bars and shops. Lots of attractions nearby as well. Wayne was very helpful with great advice for restaurants and day trips. We couldn't recommend it enough.

Fantastic experience: We rented this house for my daughter’s 40th birthday for a family of 18 and extra guests for a barbecue Sunday lunchtime. What a find!!! A few queries I had before the visi were quickly and efficiently answered. Entering the house was a wow moment for us all. It is beautifully clean and decorated. It is contemporary , light airy and comfortable without losing any character of the house. Including entertaining a further 18 on Sunday for a barbecue, the house was very well equipped to cope with that. Ample chima, cutlery and accessories including plastic glasses for the hot tub. Absolutely superb. Bedrooms were all a very good size, everyone delighted with theirs and the towels and bedlinen fabulous quality. We all loved the stay here, from the oldest to the youngest no one wanted to leave. On a sidenote, nothing to do with the Manor, we had a frozen food order from COOK delivered. We put the full address on and instructions as kindly suggested by Kim to leave in a stable in the courtyard if no one was in. We thought it hadn’t arrived and many hours later, found it behind the stables in the house at the entrance of the property along with other parcels snd post. Fortunately, it was from COOK who allow for the possibility of their packages, sitting out for an extra few hours. A fabulous day and a fabulous backup team from the administration office to housekeeping and management. Thank you.

Fantastic experience: What an amazing house to celebrate my friends Hen weekend, it truly exceeded all our expectations. From the impeccable décor to the abundance of space we could not have hoped for more. Louise the housekeeper was wonderfully helpful both in the run up to our stay and during, whilst Kate and Tom's were super helpful and attentive during the booking process. It really did all contribute to the perfect weekend

Fantastic experience: We absolutely loved our stay at The Hide. It was the perfect venue for a family celebration with children from teens to toddlers. So we’ll equipped . The teens loved the cinema room , the toddlers loved the adventure play equipment and the quality toys and books available. We all loved the hot tub , the sheer amount of space indoors and out and the slide never lost its appeal the whole week. A great house , in great location well equipped with quality goods .

Fantastic experience: Had a superb stay at the Courtyard Wales for my 50th birthday. Stunning location overlooking the gower peninsula, rooms were 5 star property is beautifully designed and lots of fun things to do pool, hot tubs, lovely walks not far to the local pub and beach. Fantastic experience: We had a brilliant experience with Kat & Toms, and specifically the property we stayed in. The Cyder House in Frampton on Severn was fantastically furnished, clean, spacious and filled with all the necessary amenities and more! The Hot tUb was a real highlight. We went there for a work weekend away however it would be perfect for families or groups of friends.

Fantastic experience: We had an absolutely amazing time at Hall on the Hill! We rented it for a hen weekend with 24 guests. The house was phenomenal and had everything we could have asked for. Positive experience: We were very pleased loved the house and layout great ,plenty of space for everyone.Beds comfortable. Hamper very welcome. The dining room was great. Small niggles most doors do not close , Shared bathroom first floor no viable lock. Shower for reduced mobility on ground floor not easy. In event of fire not sure how you get out from top floors. Having been delighted with house this does seem a list but it did not detract from our enjoyment Kind Regards Lin Rivers

Fantastic experience: Loved, loved Derwentwater House. Our stay to celebrate a milestone birthday, was everything we hoped for and more. There were 15 of us in 8 fabulous ensuite rooms. The open plan kitchen and huge dining table, that seated us all, was just perfect for a sociable and unforgettable weekend. The decor and ambience was just super, also loads of parking space and super gardens for an outdoor experience later in the year. We used Nick Foster Catering for the most amazing private chef experience, would definitely recommend both the House and the chef. Kate and Tom's made the booking and whole experience easy and smooth.

Fantastic experience: Cannot recommend highly enough. The house was simply stunning with some amazing features including a hot tub, log fire, our very own bar, the most beautiful dining room and most incredible bedrooms. Decor and finish was superb throughout. And every guest was wowed. The location was also great. We visited Ross on Wye (No31 restaurant) and Symonds Yacht (Ye Olde Ferrie Inn) for lunch on Friday and Saturday respectively and both were excellent. Service before and after was also exemplary - we were greeted in person to run through everything - which was really helpful. Thank you for making my 50th so spectacular.

Fantastic experience: We stayed at Broadfield Court over Xmas - 18 of us plus dogs. It was great. Kate and Toms were helpful and organised and the owners looked after us fantastically during our visit - couldn’t have been more helpful. We had roaring fires (easy to light and no smoke), played pool, watched telly in the snug, and had great family meals round the table. We walked in the grounds and surrounding lanes. It was so cosy and gorgeous. Thanks to all involved. Would highly recommend.

Fantastic experience: West Barn is a beautiful place to stay. It was everything we hoped it would be and more. We had 12 ladies stay for 2 nights, for a joint 30th. We had the best time, highly recommend. Kate and Tom's alongside the owners Gemma and Christian, made sure everything went smoothly for us. 10/10 service overall.

Fantastic experience: We had an excellent weekend to celebrate husband and my 80th birthdays with 0ur family, ranging from 8 to 80 years with something for everyone. The Barn was perfectly appointed and we couldn't get the children out of the swimming pool or the adults away from the table tennis! The tour of your farm was the icing on the cake. We had never seen so many cows together before! Thank you both.

Fantastic experience: The whole family loved our week at Wellacres. The house was perfect for our size of group and we loved the quiet location. It was well equipped and spacious. The welcome pack was very much appreciated and enjoyed. You were very helpful in meeting our requests before we visited. We had great walks from the property across beautiful countryside into Blockley , Broad Campden and Chipping Campden. The games barn was well equipped and well used and so was the hot tub.

Positive experience: Hillside house / Prospect house has the potential to be a great holiday home in a lovely location, but it seems that this is set up as a family home, which is vacated when guests arrive and then doors are locked off (and we could hear people through the wall) The owner was hard to get hold of and information like WIFI code and appliance / heating instructions should be in a house manual like most holiday lets rather than sent by email 8 weeks before arrival which gets lost. When we did get hold of the owner to ask for the code, he reminded us that it was in an email and a lady could be heard in the background shouting that we've already had it. Rather unnecessary. There were some strange Covid rules like no salt and pepper provided or hairdryers, yet there are lots of personal items, ornaments and photographs. There was not enough hot water for 11 of us and the heating was not on when we arrived and its a big house which takes a while to heat up. The thermostat is in the kitchen where the Aga is which means it thinks the house is warm when it's not. There are no thermostatic valves on the radiators either so they're on or off. No heating in the top bedroom apart from a plug in radiator. The kitchen feels like a TV set for a celebrity cooking show! Whilst it has some amazing gadgets, it takes up far too much room for a family gathering, meaning that everyone sits in a long line on a skinny window seat table. The fridge, sink and dishwasher are all crammed into a tiny butler's pantry meaning only 1 person could be in there at a time. I don't think it lived up to our expectations, especially given the price point.

Fantastic experience: Lamper Head, Nr Dartmouth is a a great venue and even better than the pictures. Very comfortable with plenty of space and light. Loads of outdoor seating areas that really come in to their own in good weather. Hot tub and swimming pool a huge bonus with good walks nearby. Great support from Heather the Housekeeper as well. We would love to return one day.

Fantastic experience: Wonderful family holiday. Beautiful home something for everyone. Our party consisted of all ages from a one year old to late 60's. House was even nicer than advertised. Set in lovely grounds we would do it again. In total we had 15 adults and 4 children highlight was everyone sitting together for dinner every evening.

Positive experience: Overall our stay at west barn was enjoyable and memorable. We did however have a couple of issues that left us feeling underwhelmed by the stay. Our main cause for complaint is that during our stay the barn endured some significant water damage. On our third night at the barn a very heavy downpour resulted in water pouring from the ceiling light fixtures and down the walls of the hallway. As you can imagine it was a very chaotic and frantic evening especially with 3 young kids. The host was very responsive and came to assess the damage as soon as we called. He was able to provide towels to soak up the water and advised we leave part of the electrics off for the night. He followed up the next day to make necessary repairs and vax the carpets whilst we vacated the house. However the carpets did not fully dry for the remainder of our time at the barn and by the last day had started to give off a damp musty smell. You could not walk down the hall without shoes which is not ideal for young kids one of which is still crawling. Whilst I will admit that I think the host did all that was in his power to try and rectify the situation at short notice, we did feel that on this occasion deserved to be compensated (despite how well it was handled) as it did quite negatively impact our holiday. Separate to that issue, we also noticed that the cleaning wasn’t up to standard when we arrived. I did mention this to Gemma on a phone call the day we arrived (more as a courtesy than a complaint) and she said she would look into it going forward. We then found a few more things as the holiday went on which on top of the water leaks left us a bit disappointed. Specifically, cobwebs in the bedrooms, a big a sticky patch on the kitchen floor, food left in the kitchen drain, a wine cooler with dirty shot glasses stuck to the bottom and lots of flies through the whole property (this last one I know is hard to control but we were finding dead flies in the kitchen drawers it was a bit of a nightmare). The bin system was not adequate, one medium bin outside and 3 recycling boxes is not enough for a house that sleeps 16, especially if they are not changed everyday and with such hot weather. We actually had to move the bins away from the house as they had attracted so many flies and the bin bags had been ripped open by wildlife during the night. Despite all, we made some lovely memories and made use of the lovely suggestions put together by your team such as a mobile beauty therapist and private chef. We were just a bit disappointed that our first family holiday post pandemic didn’t quite turn out to be the luxury break we were hoping for. I have emailed some pictures of some of the issues mentioned above. I look forward to hearing from you.

Fantastic experience: Holmegate House was a perfect venue for our ‘extended’ family holiday. Bedrooms fitted our needs well and the different downstairs rooms suited our age range (4 years to 70). Perfect weather was an added bonus. Pool temperature a little on the cool side but not a big issue. Close to a variety of beaches both sandy and pebbles which meant we could take our dogs for a swim too.

Positive experience: Tregulland Cottage and Barn provides spacious accommodation across the 2 properties for up to 22 adults. Both properties were well equiped and it was fun to have the cinema room. The pool house is great. Some comfortable outside seating was provided in this area. However, we were disappointed with the standard of the Cottage and Barn outside furniture. There were 3 garden chairs in the shed, but obviously no where near enough for the number of potential guests. The rest of the outside furniture was of very poor standard and quite frankly probably ready for the skip. It was a shame because there were some stunning views to be enjoyed from the terraces. Tregulland is quite remote which affords a great sense of peace and quiet.

Positive experience: This is a lovely property (Court house stables-Painswick ) in an amazing location. Good walks, pubs and hotel with great food in easy reach. The accommodation is well appointed and the hot tub is wonderful. The staff are friendly & helpful. They are also very responsive. It is a collection of stables with accommodation & each unit has bedrooms, a living area & kitchen. Plenty of crockery & cutlery. Beds are very comfortable & there is housekeeping too. The kitchens are well appointed with good sized fridge freezers, range ovens, toasters, kettles, dishwashers etc. The main building also has a washer dryer There are a few things that would make this 5* that would improve the overall stay. 1. New towels 2. Checking the bulbs before each changeover 3. Ensuring that there are shelves in the showers that shampoo etc can be put on 4. Replacing pictures on the wall that have been broken/ parts of shower switches that have been broken 5. Redecorating the chips in the paintwork Overall this was a good place to stay and Kate & Toms were easy to book with

Fantastic experience: A fantastic long weekend in this perfect holiday house in glorious surroundings with my family of 18 adults, and four young children. Children, grandchildren and gt. grandchildren had a wonderful time together in amazing weather. Very hard to leave behind.

Fantastic experience: Great house near the centre of Liverpool. We were a hen group of 20 and the house was perfect for our needs with plenty of space and big comfy beds. Everyone was super helpful in the lead up to the booking and met our high expectations.

Fantastic experience: What a fantastic stay we had at the shed for my best friends hen party. Communication with the owner was easy and they were very friendly and responded quickly. The accommodation was perfect for a large group, the accommodation offered a lot of space and communal areas. One point which would make it 11/10 would be to install long length mirrors in all the bedrooms.

Fantastic experience: Box Barn was fabulous! Large, tidy and extremely clean! The owner was so helpful and friendly and my group of 10 friends I hosted there for my special 50th birthday weekend were all thrilled. We had a lovely swim and spent time in the barn and grounds together. It was magical!

Positive experience: We stayed for three nights at Church Cottage. It was the same price for three, as for two, a no brainer really. Church cottage is set in a little village of kelmscott. Very quiet, lovely village pub, 5 minute walk to the Thames. A great spot. The cottage is laden with features, lots of rooms, bathrooms a plenty, lovely swimming pool, great facilities. Big tables for indoor or outdoor dining. Two negatives. No microwave which does help on occasions. No bigee really The other negative is really aimed at Kate and Tom's. We have used Kate and Tom's before and other holiday property companies, and have always had a welcome hamper or box of local produce, or a cake and a bottle, or something to welcome you. But here was nothing. £4100 paid, I am sure £50 could have been spent on some local bread, butter, milk, eggs etc. Also I was given the details of the house keeper a week prior to our arrival, thus the onus was on me to sort arrival time, key, etc. Yet I feel it should be that K and Ts give me all the I formation and for me just to ask the odd question. Nevertheless these are my issues but the actual stay was amazing.

Fantastic experience: 88 Anfield was a fabulous accomodation for a hen party, the basement bar was extremely popular. Rooms were clean and spacious and it was very easy to get ubers/taxis into the city. The hosts provided us with contact details if we needed anything, and accomodated our early check in which was really helpful. I would definitely book through Kate & Tom's again

Fantastic experience: We had 14 adults and two children staying at Churchill Wood to celebrate my 60th birthday. On arrival we had lovely welcome gifts (the cake was delicious, thank you) plus the whole house was spotless. The bedrooms were light and airy and the beds were super comfortable. There were plenty of bathrooms for the number of people staying, the playroom was a hit with my grandchildren. The huge garden was enjoyed by our black lab and the swings and slide enjoyed by my grandchildren. The kitchen was fully equipped, it has an American style fridge freezer and an extra under the counter fridge which helps accommodate in the wine bottles! It has plenty of crockery, cutlery and glasses certainly to allow the wine and food to flow freely. The whole of the house was spotless and a credit to the ladies who come in to clean it. I was impressed that the hot tub is emptied and cleaned after every party leaves. All in all a perfect place to stay.

Fantastic experience: If Carlsberg did Travel Agents they would be this good... Undoubtedly my best TA experience ever. From start to finish everyone in the team there took time to help arrange accomodation for our large group. They handled various queries and questions very quickly . Havent got a bad word to say about this team .... superb - So custionmer focused they put other TA's to shame.... Don't hesitate to use them .. A++++++

Fantastic experience: This house was honestly absolutely amazing and just like the pictures. It was so clean and well kept and it's huge, so great for big parties. It's also handy to get to Chester for a night out. It was perfect for my hen do! The service received from Kate and Tom's and the owners was great, Kate and Tom's were quick and thorough and just made everything really easy. The owner was lovely and very helpful too, with taxis etc. Would definitely recommend to anyone! Thanks for having us!

Fantastic experience: We had a lovely family celebration weekend at Pedington Manor. The space and facilities are very good and the rural quiet location is also good. We would definitely come back again in the future.

Positive experience: A lovely house with good accommodation for our large family meet up. Very clean, all appliances and conveniences we needed. Lovely to have some little ride in toys for youngest child, appreciated high chair and cot. Nice to find some board games in the e cupboard. If we were to provide feedback it is small things that some guests noted: 1. Tall husband found bed with foot end in master bedroom difficult to sleep in! 2. Would have preferred bigger than double beds. 3. More bar stools round island unit 4. We went to buy some large wine glasses as found this in cupboard too small. 4. Owners were obviously just being helpful putting the bbq back and covering hot tub etc but made us feel a little bit like we’d not done something we should have done if that makes sense. The children left the hot tub and it was then covered over and so the adults were a bit out off from going in after, maybe it was late at night and time for closing, we weren’t sure. None of these in any way ruined our stay, just little notes that maybe helpful feedback

Fantastic experience: All the advisors I liaised with at Kate and Toms were very friendly and helpful. Will certainly look at their properties again. As for the place we stayed - House in the Shoe - nothing short of amazing. Everything had been thought of.. something for all ages. 18 of us went - aged 4yrs -49yrs - and wouldn’t hesitate to go back. The house was just as good, if not better, than the pictures on the website. Highly recommend.
