Fantastic experience: Fantastic company, everyone I have spoken to on the phone or via emails have been super friendly and helpful. The prices are incredibly competitive! I used a large well known Florida travel agent for the past 2 years and Debbie's Villas was such a great experience in comparison! Everyone is very knowledgeable and provided information the previous company had never even mentioned!! If I return to Florida I will be in touch straight away, I wouldn't think of booking anywhere else. Thanks again!

Fantastic experience: Just back last week from our trip to Orlando. Booked our villa and car with Debbie's Villas. I knew where we wanted to stay as we have been before. I asked about local gyms etc before I went and had a very prompt reply with all information. I received a courtesy call before setting over to check everything was in place. Arrived on Orlando and upgraded our car with thrifty to a pickup with same full cover. Headed to the villa which was exactly as pictured. Very clean and tidy. Kitchen was very well equipped plenty of cutlery and utensils. Lots of towels and bedding. The pool area was very well maintained. Lots of sitting areas and sun loungers. Not overlooked as backed onto the golf course. There was a pool table, air hockey as fuss ball table in the garage. There was also a cot, tennis rackets, gold clubs and pool toys. The washer and dryer were clean. There was 3 hairdryers and 4 or 5 straighteners, curling irons etc. Couldn't recommend them enough and also staying in Highland Reserve. Thank you Debbie's Villas for all your help and your professional courteous staff.

Fantastic experience: What an experience where do I start. Full disclosure this review is for Debbie's Villas (company) not the property/properties we stayed in. Although I will give my honest opinion on the properties. TLDR: Great booking process and customer contact, serious problems dealt with swiftly (villa move needed) and resolved to complete satisfaction. Would highly recommend. From start to finish booking with Debbie's Villas was one of the best holiday booking experiences. Easy to make payments and review the booking through the website and contact via the chat option. A personal phone call a couple of days prior to departure is a nice touch to ensure all is in order. We booked a 3 week holiday (flights+villa) in a property at Westridge First impression was ok, its a rental vacation home. It's been well used and a bit dated. It's a big property for a 3 bed! However the cleanliness and serviceability was debatable but ok... just OK nothing more. It clearly hadn't been cleaned properly prior to arrival and even after we complained to the management company and supposedly cleaned again by the management company it was still shocking. However after about 4 days into our holiday there was a big storm (not unexpected in Florida in August) with multiple points of entry for water in the living space. I'm not talking about the odd drip but streams requiring buckets and towels. A call the following morning to DV prompted them into action. A DV representative (Casey) visited the property with the management company to review the problems and it was deemed that remedial work was needed and that it was not possible to complete quickly. We were then presented with 3 alternative villas to choose from, we narrowed it down to 2 and viewed both with Casey. After making a decision we moved the following day to an outstanding property in Orange Tree. The communications between Debbie's Villas were a shining example of how customer relations should be! e-mail, calls and whatsapp all responded to even out of hours in the UK! I didn't have to chase, the DV team were on the case! Special mention to Casey (The epitome of a customer facing company ambassador in Orlando), MJ & Rachel (in the UK) for managing my complaint and providing a swift resolution. Personally the measure of a company is how problems are managed if things go wrong. Debbie's Villas went above and beyond to fix the problems we had quickly and from our perspective they absolutely smashed it. Would not hesitate to book with Debbie's villas again. Thank you for making our holiday, your handling of our situation was outstanding.

Fantastic experience: Cant speak highly enough of the service and quick, professional service from Victoria, who within a few hours, and it only took that time due to time difference, literally turned a nightmare scenario into the fantastic family holiday we hoped for. (Originally booked with different company). Will most certainly use Debbies Villas again for our next trip to Florida and would highly recommend your company.

Negative experience: The devil is in the detail. Had used Debbie’s villas on previous occasions to our satisfaction but our villa holiday in May 2025 through them has left a bitter taste and we’ll be looking elsewhere (VR360 homes is the place to go) as a result. We booked a 3 bedroom villa on Indian Oaks Trail Kissimmee for 14 nights costing £2366. We found the community this villa sits on is, to be polite ‘tired and neglected’. When we entered the villa the smell was musty and of damp. The mould around the lounge insecure doors to the pool deck may have contributed, or it may have been the dirty dishes left in the dirty dishwasher. The fixtures and fittings for the curtains were hanging out the wall, pots and pans thrown into the cupboards with the overall sense that the villa hadn’t been cleaned despite us booking 8 months previous. The pool deck was filthy. In our opinion the pictures did not accurately reflect the condition of the villa and it was obvious, judging by the painting on the exterior fencing which had faded significantly that the pictures used to showcase what they described as one of their most popular villas were taken some time previously, even the furniture had been replaced to the detriment. Debbie’s villas disputed this (they would, but they weren’t there, unfortunately). We took ourselves to a hotel and notified that we would not be staying and asked for consideration of a replacement. A copy of terms and conditions was sent (always a good start) to us making clear their position. We were asked to meet with a representative on behalf of the rental company (who identified herself as the owner) which we did the following morning. She told us she’d been in to address the issues we’d raised, so she accepted what was said but Debbie’s villas didn’t. We were given the choice of staying at that villa (why would we?), paying an additional £500 for an alternative from Debbie’s villas or finding our own alternative at our cost. We took their alternative. It’s a pity you can’t attach the smell of the villa to give you a sense of perspective. As I said at the beginning of this review, we’ve been repeat customers but it’s our last time with them, even though the alternative at additional cost was a really good villa in a great location, they’re not interested in what you have to say, and there’s lots of reviews that sing their praise, but the whole point of a objective review is to let people know that it isn’t always the case and this time me and my wife have been on the end of some pretty poor service and some pretty objectionable behaviour because of the issues we’ve experienced and raised.
We are disappointed to read this review as we did all that we could to help the guests.
We have been working with this home for 3 years & it receives consistently positive reviews. We also carried out a recent inspection of the villa to ensure everything was as expected. Amazing Host, Beautiful Home
On the day of the guest arrival we dropped a welcome pack for them & there was no evidence of the smell later mentioned by them - had this have been a concern at the time, this would have been reported to our local team in Orlando. We did however note that the pool deck needed a clean, which we reported & were told this would be taken care of that day.
We quite agree that there were a couple of issues which needed attending to, which were resolved the following morning before the guests had even returned to the property. Had the guests called the villa Management Company to raise their concerns on arrival, it is likely those issues would have been attended to that evening, rather than the guests choosing to stay in a hotel overnight which we feel was not necessary.
In respect of the comments relating to the interior furniture, there have been upgrades made to the home for the betterment of the property so it’s a little confusing as to why this would be to the detriment, this wasn’t something mentioned to us by the guests at the time.
Due to the outdoor elements and sunshine, paint will fade over time but there would be no reason to update a photo of a fence to reflect that this has faded and we do not feel that this is an indication that our photos are out of date.
We do need to mention that the guests' apparent main concern with the property was that the villa was too small for them and they had other guests coming to stay. However, we were informed that only two guests were staying, so this came as a surprise to us. Please note that we don’t advise that this property is spacious and the square footage is clearly displayed on our website so that customers can make an informed decision before booking.
It became apparent with the discussions the guests had with the property manager that despite everything being taken care of, they still wanted to move due to the size of the property. The property manager asked 'What can I do to make things better' & the customer reply was 'You can't expand the pool and you can't make the house bigger'.
The comments about the villa community being tired were not raised by the guests before moving to an alternative property. Please be assured if we felt the community was neglected, then we wouldn’t be sending our guests there. It is an older community, but it is one we regularly send guests to & we have not received this feedback before.
Despite the guests choosing what appears to be a property smaller than they wished, we wanted to do all we could to help them. We were able to quickly source a larger property for them, charging only a nominal upgrade cost. This isn’t something we were obliged to do but we wanted the guests to be happy and we feel this demonstrates we did all we could to help the guests.
Fantastic experience: Have used Debbie's Villas a couple of times now for Florida. They combine up to date email/ Internet booking with good old fashioned customer service which includes calling you before you travel to check you're all prepared, and sending you paper confirmation details, and brochures. I highly recommend Debbie's Villas for excellent customer service, and providing high quality Villas.

Fantastic experience: We stayed with Debbie's Villas in July 2024; and from the very start of the booking, right through to call and the end to make sure everything was okay, the team were amazing. The help in booking, ensuring we had the correct documentation for travel, along with some fantastic tips on how to get the best really made the whole holiday that much better. The accommodation was breathtaking, well situated to visit the parks, but also far enough away to get a feeling of the American lifestyle. Fantastic experience: Second time we have used Debbie's Villas for our Orlando Holiday and same as last time, Great location and the Villa was exceptional. Fantastic experience: Stay August 24th 14 nights we had a great holiday and stay .Debbies villas provided a excellent service from booking to our return. They organised everything villa flights car hire as a package that was a really good price. The villa was immaculate and well presented with lots of space a fantastic pool area with a spa .it even had a games room .The villa was in a really nice area called seasons Boulevard. 20 mins from Disney and a mile from wallmart and other food outlets and restaurants the on site management company did a great job the villa was spotless very clean and nothing out of place we would definitely recommend booking through Debbies villas as they are without doubt specialized in Florida holidays at very good prices and they have really friendly informative staff who go the extra mile to make your holiday special

Fantastic experience: Probably the best villa we have stayed in so far been over many times but do stop in Disney for perks. Clean, modern, great view, estate well kept, locals spoke and are friendly while out walking. Great location also, we now fly in and out of Tampa from Uk. They even let us stay in villa until 4 on our last day. We will be back.

Fantastic experience: Easy to book and great customer service, including a phone call a couple of days before to check we had all the information we needed. The villa itself was fantastic, spacious, clean, comfortable and very well equipped. It was close enough to all the Orlando attractions (but beware of the traffic!) and to grocery stores, takeout and fuel. The pool was fantastic and we spent hours on the pool deck. The one small issue with a door was resolved within the hour. We had a brilliant stay and wouldn't hesitate to use Debbie's Villas again.

To the Reader - we send thousands of happy customers to Orlando every year and the vast majority of bookings go very smoothly. Very occasionally things go wrong (no business is perfect), but we do all that we can to put things right as our customers are the most important thing to us. In this case, we rehoused the guests into a villa they really liked and they were very happy with the replacement.
In relation to the posting by Joe Cameron, he does not hide the fact that he is a director of Debbie's Villas, this is clear and transparent on his profile page and for a director to recommend the company that employs him is absolutely normal, he is proud of our very good name in the industry - this was not a review, merely a recommendation and the comments posted back in 2019 were accurate and are still accurate to this day - we do have fantastic customer service, we are indeed ABTA Bonded, we are experienced (25 years of sending customers to Orlando) and have hundreds of honest positive reviews, all of which can be verified.
Fantastic experience: Having used Debbie’s Villas for a number of holidays over the years (first one was 2007) i have to say that the service just gets better and better. The villa we stayed in this year in Solterra was amazing and the team at Debbie’s were able to assist with every question and request immediately. I highly recommend this company and will be booking again very shortly for next year.

Negative experience: We had a problem with the pool in Eagle Peak Drive, Kissimmee. From day one we weren't able to use the pool, we were only able to use the pool once in our 2 week stay. There was 100s of dead fruit flies floating throughout the pool, my husband used the net provided to skim the surface but it was usless as the holes in the net were too big. We contacted the local management team by phone and email with videos, nearly every other day, and copied in Debbie's Villas (England) about the pool. Maintenance men were sent out to fix the door and the wire mesh covering the pool. The local management team sent out the Pool Guy several times but the problem persisted and as far as they were concerned it was up to the Pool Guy to sort it out. We managed to get talking to the pool guy the second week of our stay and he said the flies in the pool was a common problem in Florida and he warned us that after he cleaned the pool that within an hour the flies will be back in it again, so we quickly used the pool after his visit for about an hour. My husband had visited Florida on a regular basis over the last 25 years and this is the first time he had seen this problem. Debbie's Villas did offer to move us during the second week of our stay but my husband was so exhausted from all the stress of trying to sort out the pool situation and me being upset we just didn't have the energy to pack up and move and so we emailed Debbie's Villas to say we would stay put in the villa and told them what the pool guy had said. The villa itself was lovely and spacious and so this situation about the pool is all very unfortunate as my husband has arthritis and he was hoping to spend a lot of time in the pool relaxing from his aches and pains.
We are sorry that you didn't have the loveliest time we would have wanted for you - unfortunately this situation was outside of our control, as you mentioned we did offer to move you as we want the very best for our customers, but we understand your reasons for not wanting this option. Please be assured that this was not the norm, is a very rare occurrence and we have thousands of happy customers every year who enjoy their pools. We are pleased however that you did enjoy the villa itself though and we very much hope to be able to accommodation you next time without any issues.

Fantastic experience: We booked our attraction tickets (Disney, Universal and the Kennedy Space Centre) as well as our accommodation for our honeymoon in Davenport, Florida. From the minute we started looking, Debbie's Villas stood out from a pricing and options perspective. They were incredibly helpful, supporting and just so easy to speak with when planning the most important holiday we have been on to date. The villa was amazing, communication throughout was amazing and the park tickets were perfect! I would HIGHLY recommend speaking to Debbie's Villas before you book your dream stay in America!

Negative experience: #debbiesdirtyvillas Debbie's Villas you misrepresent the villas you advertise. Arrived late last night and was very tired, this morning found we was in a very dirty villa. Phone the office this morning and was told someone would be out today during the day to give the place a deep clean. We thought ok give them a chance. We went out for lunch and popped to Walmart whilst it was supposedly being cleaned. We returned back to find the deep clean has been done by what looks like Stevie Wonder as you can see from the pictures. So again over an hour spent on several phone calls now got to wait for a management company to come and meet us. But it’s ok because the lady in the office said don’t let it spoil your holiday. Oh by the way this is the first time Debbie’s villas have let this property out, looks like they take zero pride in selecting their properties.
We are saddened to read these comments, we did instigate our complaint process as soon as the customer reported problems to us. The matter has since been finalised.

Fantastic experience: My wife and I were taking our kids and grandkids to Florida with a Virgin holiday package for a special holiday. As Virgin's Villas and policy didn't suit us, we found (thankfully) Debbie's Villas. We chose a property in Davenport, around 40 minutes from the Disney parks. It was fabulous and had all we anticipated and more! The booking and payment processes we're both easy and comfortable. The price of the property was competitive when compared to others. We had a minor problem with the spa that heated the pool and, as it was out of hours for the local management company, I emailed Debbie's Villas. They responded almost immediately, and the problem was resolved later the same day. Should we decide to rent a property when we return to Florida, I will look no further than Debbie's Villas. Their selection and locations are extensive, enough to suit any and all tastes and requirements. 5* all the way!

Fantastic experience: Used Debbie's Villas twice when visiting Florida and really pleased with them on both occasions. Also purchased our park tickets, mobility scooter hire and car hire through them and got good, competitive prices. I would happily use them again (if I ever make it back to Florida that is!!!)
Fantastic experience: We had a brilliant experience with Debbie's Villas. We booked through them as wanted a modern villa and they had inventory at the new resort, Storey Lake. The villa was exactly how we expected it to be and the service from the team at Debbie's Villas throughout the booking process was great. We even got a call just before the trip to make sure everything was OK, we had doen all of our ESTAs etc. It's our first time having a villa in Orlando and it won't be our last if we travel with family/friends again.

Got there on Sunday , pool was great , but Tuesday morning pool heating turned off, could not get it back on till late Saturday, because nobody was bothered to reply to my messages and calls. Will they give me a discount , will they heck. Told me rubbish stories that I didn't know if the heating was on or off. I spoke to the pool guy the following Tuesday he told ,that they had told him to turn it off !!!!. Stay away from these people

Fantastic experience: we can not thank you enough for our beautiful villa and service. Two weeks before we were due to go on holiday Mike contacted me updating that the villa we had booked may be going through a sale just before our booking and he wouldn't know if the new owners would honor the booking. He then spent the time to ask what our party required if the sale went through and the villa was not available. I gave Mike a list of requirements and he came back that day with a list of properties that were available and would meet our needs. Mike then advised that he put our preferred one on reserve for us just incase the sale went through. our preferred new villa was £995 dearer than our original booking and Mike managed to get the new booking to price match for us. The communication from you was next level and took most of the worry out of what could have been a terrible situation. When we arrived at our villa at champions gate we were overwhelmed by the quality of the villa it far exceeded our expectations. needless to say i have been telling friends, family and work colleges of the great service you provided and will be booking with you again. Thanks doesn't go far enough but Thank you from us all

Fantastic experience: We went to Orlando in Dec 2021 with Debbie’s Villas and highly recommend them. Not only did we have a fabulous holiday, we found the team at Debbie’s to be very helpful, responsive and proactive. We had to change our booking several times due to Covid and it was never a problem. Even when we had to cancel at one point, they quickly started the refund process. They answered calls and emails very quickly, were available on weekends, it always felt like nothing was too much trouble and we got useful updates on Covid travel changes that happened before and during our holiday. The villa was brilliant and exactly as described. We had one maintenance issue while we were there which was sorted with a single phone call.

Fantastic experience: Having just moved our holiday to 2022 I can't thank Debbie's Villas enough. The villa we booked for this year was unavailable for 2022 and their customer service, particularly Hannah and Lucie, went above and beyond to get my booking moved. The villas are excellent, the management companies in Orlando, on the rare occasion we've needed them, have been great and any time I've dealt with customer services over the years (used Debbie's Villas for our last 6 trips) they have been great. Highly recommended and wouldn't consider using anyone else.

Fantastic experience: I have been using Debbie Villas for the past 3 years and have never failed me with the information they provided me. Travelling with a severely disabled wheelchair user is one of the most stressful and anxious experience, having to carry out a risk assessment for the travel and accommodation. They have always been honest and fair about the description of the villas that they have on their portfolio. When an issue arises whilst out in Orlando, they have been there to help right away. I accept that they advertise their villas based upon the description given to them by the management companies based in Orlando which may not always be correct. However, all the villas that they have recommended based upon description have been accurate and offered more. I have recommended them to friends and family and will continue to use them each year because they listen to your needs and try to cater for it. My only issue with Debbie Villas is that they are so popular, I can never get the same villas each year because they are always booked up. So this year I have just returned and am now trying to book a year in advance. Well done and keep up the fantastic work that you are doing
Fantastic experience: Sorry long review. We took a punt after reading reviews and we were not disappointed. Came back from 2 weeks in Florida last week and we stayed in the Davenport area about 20-40 mins from Disney, Universal,malls etc. A few days before we left, we received a courtesy call asking if we had all the details and wishing us a good holiday which impressed my wife and I. The Villa was amazing and the kids and the wife were very impressed and happy as was I. Fridge had fresh essentials in milk, juice, etc and it was very clean. Instructions were left in a nice folder including restaurants and other essential stuff. All in all, we will definitely book again with Debbie's Villas. First class.
Fantastic experience: I don't normally bother replying with reviews or feedback unless I have a complaint. However I cannot fault the service you provided or the quality of the Villa we stayed in. Prior to departure I contacted your office a number of times with queries am deathly requesting amendments. These were all dealt with efficiently and in a very friendly manner. Just before our departure I received directions to the villa which were detailed and easy to read and we were able to find the villa without the aid of a Sat Nav. On arrival late in the afternoon the welcome pack was very useful meaning we did not have to do any shopping after arriving and were able to settle in with hot drink and cookies after a swim in the pool. We have stayed in many villas inFlorida over the years and this one was undoubtedly the best so far. It was clean with modern furniture and amenities and we were very impressed I would have no hesitation in recommending you to anyone thinking of a villa in Florida.

Fantastic experience: My wife and I used Debbie’s Villas for our first trip to Orlando over xmas. We had booked a 5 bed villa in Calabay Parc. The pack we were sent was great and covered the basics. When we arrived the outside lights were left on for us and we had no problem getting in. The house was well kept and made are stay very comfortable. The only thing I wish we had done was added the heated pool. It was a little cold to start with but manageable with the temperatures over xmas. The staff at Debbie Villas (Lucie) contacted us before and after our stay to make sure we were happy or had any questions before we flew out. I would recommend them and the area we stayed in Calabay Parc if you were wanting to visit the Disney and Universal Parks.

Fantastic experience: We found Debbies Villas by chance on Google and decided to book with them after reading all the good reviews. I'm so glad we did. The whole process was so easy and we loved that you could choose the specific property. The house we chose was perfect, a real home from home (actually better than our own, we don't have a pool)!! We had a slight problem one morning when the electrics had gone off but after a quick email it was sorted within the hour. I wouldn't hesitate to recommend Debbies Villas and would definitely use them again if we return.
Fantastic experience: Booked with just weeks to go before our holiday. Debbies Villa's provided great help and advice for us Florida virgins - not just on the villas! The local management agents in Florida where very helpful and responsive the couple of times I had to check something with them and the villa of course was perfect for us.

Positive experience: We used Debbies to book a Villa for a trip to Florida this summer. Their website was easy to use, they had a good range of Villas and the booking process was easy. After booking, the owner of the Villa we had booked decided to take one bedroom out of use (locking it for their personal possessions) and Debbies communicated this well, helped us pick an alternative (better!) villa that met our requirements and arranged a small discount from the new villa as it was a little more expensive than the original. We were sent a comprehensive pack of instructions and useful information before leaving and the welcome pack provided was, indeed, welcome! We had a couple of minor issues while we were in the Villa which we reported to the management company so they could fix them (though we didn't need them fixed while we were there), but the management company seemed helpful and responsive and we didn't need to involve Debbies in this. The only reason for the 4* rather than 5* review is that when we got to the villa, there were instruction notices asking us to wash all the towels we'd used and strip the beds before leaving. Maybe this is standard practice in the USA, but we weren't aware of it beforehand. It's all too common for rental properties everywhere to impose all sorts of bizarre conditions on arrival and it always annoys me; surely anything beyond the 'leave it reasonably clean and tidy' needs to be agreed before we sign a contract and we weren't told about these requirements on booking. Despite this, I'd happily use Debbie's again and suspect they are one of the better agencies managing villa rentals in Florida.
Fantastic experience: I was planning a trip to Orlando, and normally I use Virgin Holidays with the flights/villa etc all thrown in. However, this time I wanted to book the flights and villa separately and found Debbie’s Villas. I was concerned as I had never used them before. Yes – they are a member of ABTA, but I was worried that would I arrive to “no villa”, or perhaps the villa would be awful, or any number of other concerns. After speaking to a member of staff at Debbie’s Villas, I became less worried, and so took the plunge. I booked online and paid the deposit. I paid the final balance a few weeks before departure, and then received a “Villa Information Pack” in the post detailing directions from the airport, key details etc. I arrived at the villa, and it was AMAZING – exactly like the pictures. I had decided not to pay for a “bumper” welcome hamper, and so stuck with the basic welcome hamper which contained bread, milk, water bottles, butter, cereal, coffee, tea, cookies etc. This is exactly what we needed after a long journey just to get you through to the next morning. I am not going to review the actual villa, as this is a review of the company, but needless to say it was beyond perfect. I feel Debbie’s Villas excelled themselves. They were very helpful, informative and I feel gave excellent value for money. So much so that I intend to use them again in 2020 THANK YOU Debbie's Villas - 10/10
Negative experience: I would advise not to use this company. We stayed in5153 oakbourne Ave solterra resort. The beds were dirty we have to get a number of things replaced or repaired we had workmen at the house a lot We have complained to Debbies villas and asked for the owners details as they and greenway management have refused to give them or even pass my details to them. They promised a luxury Home and it was far from that. Save your money and go else where .
To the reader - I'm Mike, the Customer Service Manager at Debbie's Villas. You will see from this website, other review websites & our own website that we have a large number of very positive reviews - we are passionate about customer service and take complaints very seriously - My findings on this case are as follows:
The customer called late on the evening of her arrival (9th July) to report issues with the cleanliness of some of the beds. Unfortunately it was too late for the management company (MC) to send cleaners to the property that night, but they advised the customer to change any bedding that she felt was not satisfactory and they would attend the property the next morning. The cleaners arrived in the morning and took away the bedding and these were re-washed. The cleaning company do insist that the sheets had been washed, but it may be that the stains found didn't come out during the wash. We acknowledge that this is not satisfactory, washed sheets with stains on should not be used. There were also some hairs reported, this can happen as hairs get caught up in the sheets during the washing process. However, as a goodwill gesture, the MC took a card,restaurant voucher & bouquet of flowers to the customer that day as an apology.
The guest needed to report a wifi issue which started as a result of a problem with the broadband provider and it affected the whole community (a lightning strike). The problems seemed to continue and the MC and Broadband provider attempted to rectify this by moving the equipment around in the villa. Eventually this seemed to resolve the problem. However, the customer did report issues with the wifi on additional occasions, but when the engineers arrived, he reported that the wifi was working fine. On the last occasion, he informed the MC that because he was being called back on multiple occasions and finding nothing wrong, he said that future calls to the property would be chargeable.
In an ideal world there would never be a problem with utilities such as internet but I'm afraid that with the lightning strikes in Florida this is outside of everybody's control. I understand that this must have been frustrating and inconvenient not to be fixed on their first visit, but I don't imagine for one minute they stretched this job out any longer than they had to. I'm not sure what we could have done differently here. I would understand more if nothing was done to rectify the problems that the customer reported, but the MC were very attentive to her needs throughout the whole 28 night stay and the following are examples of this:
On 13th July, the guest reported a crack in the toilet seat & blinds falling down - these were repaired the same day.
On 22nd July, the guests reported squeaky bar stools, new stools were ordered and arrived 26th July, but unfortunately when put together they were too high for the bar. As a result, maintenance tried to tighten the original squeaky stools.
On 22rd July, the guest also reported that 3 of the beds were squeaking - it was agreed with the owner to replace the box springs and these were replaced the next day.
On 28th July at 11.08am, the guest emailed to say that the pool 'wasn't running' - the MC dispatched their pool technician and the pool was repaired 58 minutes later at 12.06pm.
In summary, the MC not only reacted to everything that was reported to them, but the response times were excellent. I would also point out that this guest was in the house for 28 nights, therefore there will always be things that need on-going maintenance over this period of time. These are rental homes that are occupied for a large number of weeks per year and on-going maintenance whilst guests are in the house can and does happen, this is industry-wide, but MC's try and schedule this work at minimum inconvenience to the customer, often when they are out for the day. In this case, the majority of issues reported were resolved extremely quickly.
Fantastic experience: Would definitely recommend, been going to Orlando for years ,this is the best villa company bar none we have used .The villa we got was sold ,but Mike put his self out to get us this fabulous apartment on Reunion resort as a replacement .wouldnt use anyone else now great work Guys
Fantastic experience: Booked a villa near Orlando in July 2018 through Debbie's Villas. Immensely impressed with their service. Easy to contact, quick to answers queries and proactive in checking that we had all the necessary information. Lucie even replied to our emails in the evenings which was immensely helpful. Also offered to book park tickets, car hire etc and offered great general advice where to eat, visit etc. Rare in the holiday industry to find an organisation that gives such excellent customer service.
Negative experience: I booked a Villa last year with “Debbie’s Villas” and it was awful. The Villa was disgusting and dirty. The local management company did next to nothing to help resolve the issues. The aircon smelt like rotting floors and even the maintenance chap mentioned the problems where ongoing. Debbie’s Villas (Mike) held their own enquiry which is nothing more than the company investigating their own inability to manage the Properties correctly and funnily enough excepted no blame. Don’t bother with these people. Certainly don’t book with them. Find a better more customer focused agency to book though.
To the reader - I'm Mike, the Customer Service Manager at Debbie's Villas. You will see from this website, other review websites and our own website that we have a large number of very positive reviews - we take complaints very seriously and spent many days investigating this complaint and my findings (which have been separately reported to the customer) are below.
The customer reported a smell on day one and it appears that he linked this to the aircon trouble. However, the first aircon issue didn't start until Wednesday 2nd August, a few days after his arrival. I've also investigated the history of this aircon unit as he mentioned that someone told him they had been out 8/9 times to this property. This is not the case, it is a relatively new aircon unit having been installed on 30th November 2015. It has received two planned scheduled visits on 22nd October 2016 and 15th June 2017, but other than that there have been no leaking problems.
The maintenance man and aircon engineer have both denied saying that anything is mouldy or rotten. The management company have inspected the house again this week and can confirm that there is no evidence of mould or rotting areas.
The smell the customer encountered remains a mystery. No guests this year have reported such a smell, including the ones who stayed in the villa immediately prior to his visit or the ones who arrived on the day he departed (who have been very complimentary about the house). There have been no aircon leaks or problems reported. The management company also visited the villa last week and have not reported a smell. It could be said that air fresheners have masked the smell, but the management company noted that there was no smell of air fresheners, the house just smelt 'normal'.
The customer mentioned in a later email that "The villa was left dirty and this is all before the aircon failed. This is also why for the first week before the aircon was fixed and air fresheners put in place the villa smelt like stagnant water which was lying under the floors near the aircon "in" grate." But as mentioned above, there was no stagnant water anywhere as the aircon had not leaked previously.
To say that the management company were 'useless' is, in my opinion, unfair, he made three calls to them for assistance during his stay and each call was responded to and actioned within 2 hours of the call. I would say that this is very good service.
He also mentioned pages being torn out of the guest book - this is common - if anyone was to look at any guest books, they will have this as sometimes guests tear pages to make notes or they make notes and leave the page in the book - the management company then tear the page out to make the book look tidier.
In summary, any problems the customer reported were acted upon extremely quickly and we cannot find evidence of anything significantly wrong with the house. As I mentioned, the house was inspected by ourselves only in May and although it is not what we could call a 'luxurious' home, it is a standard property that many people have enjoyed this year and last. Every rental home is not going to be perfect due to the constant use by guests coming in and out, but there is not anything substantial here of concern. There have been 14 bookings this year into this house with no significant issues being reported and none of them have mentioned a smell - this includes the booking immediately prior to the customer's arrival and they departed on the day that he arrived.
Should any information or evidence come to light in the future to suggest that there are underlying problems with the house, I will of course be in touch with with the customer. And I'm not just saying this, we are a company who pride ourselves on our customer service and being fair to customers - so if the situation changes in relation to this villa, I can promise him that I will be in touch.

Fantastic experience: We had a good feeling about Debbie’s Villas before we traveled , just the care and serviced seemed very good , we asked about renting a double pushchair , they didn’t have what we wanted but contacted us 2 days later saying they would purchase one and rent it to us if we still wanted , it was there when we arrived and perfect , we arrived late and there was a nice welcome pack with bread butter tea coffee and more , the Villa itself was very well equipped , spacious with plenty of quality towels , we had one issue while there and it was sorted really quickly to our satisfaction , We will without doubt use them next time we visit and are really please to recommend them Regards Ian
Fantastic experience: Where do I start. We arrived at the Villa quite late and tired and the last thing I wanted to do was go out food shopping. Thankfully Debbie Villas supplied an excellent welcome pack of essentials so we could have some well earned refreshment and breakfast in the morning. The villa was amazing, it was very clean and well cared for. The little things added to my impressions of this company, the company coasters, the help from the maintenance staff with the company T-shirt etc. It all came down to the fact that it came across to me that the company is more interested in its customers and their enjoyment, experience and trouble free holiday than making as much profit out of you as they can. It felt like the company has not grown to big for its boots and still cares. I thank them for the great experience I had with them and the amazing Villa in Davenport and look forward to using them again.

Fantastic experience: We have been to Orlando a few times with Debbie's Villas now and find the whole booking process, information provided, finding the villa on arrival and check-in all very easy. There is no where to drive to collect keys, you can drive straight to the villa, from the aiport, which is great after a long flight, let yourself in .....and the holiday begins! The local agents are friendly and helpful. Any problems at all, you have details to contact the villa management team and they are quick to respond and help. Villas we have chosen, as with many DV properties I believe, are in a great location for the attractions. When you arrive the welcome pack waiting for you is great. It means before you head out shopping you can grab a snack and a drink or if you arrive late you have drinks and a bit of breakfast for the first morning. Will be back again!
