Negative experience: Not impressed at all with Top Villas. Their website promises the world's best homes and excellence as standard. That's what our Reunion home 210/sparkling court certainally portrayed on the website. When we arrived at the villa it looked beautiful, but unfortunately the beauty was short lived with the villa as it was suffering with a dreadful lack of maintainance. We reported on the first few days. Direct TV and WiFi was totally unusable on arrival. Everything was unplugged. I had to sort it all myself. Air conditioning was locked to 74c. It also turned itself off during the night making for sweltering nights sleep. Especially with temps in FL in the 90s. Patio doors wouldn't lock The kitchen power sockets constantly tripping. The downstairs bedroom was so hot it was unusable. We asked for the a/c to be turned down but we were told the vents were shut. Opening them made no difference. Dirty pool and patio area. Weeds growing through the patio. The pool was filthy on arrival. We were told to wait till the cleaning day, 4 days away. Unacceptable. The double bed upstairs was broken. It was so bad we had to jam pillows behind it to try and stop it moving. General lack of maintainance evident, broken furniture, lack of glassware, loads of scuffs everywhere, broken tiles, broken blinds and dirty doors. It was scruffy. The management company were dreadful. Promised a callout within 24 hours. Maintainance turned up 4 days later, just said he needed to take photos and speak to his manager. Never returned. I'd not rent with these again.

Fantastic experience: Wonderful company when looking for vacation rentals

Fantastic experience: Bora Bora Lower was fantastic. 2 couples shared the villa, we couldn't have asked for a better space. The decking is right on the beach, we had meals and sundowners there, the perfect spot to swam and chill. The housekeeping staff were super efficient and lovely, making our stay extra special. Excellent transfer to and from the airport, and a hire car organised on our arrival at the villa. Highly recommended.

Fantastic experience: The house was perfect for us we were 6 adults and 2 kids, lots of space and room to hang out. The recommendations of Top Villa were all spot on. We had two princess's come to meet my grandsons and it was just perfect. Thank you again for all the help and assistance.

Fantastic experience: We rented a condo at Windsor Hills resort in Orlando Florida #189. I was nervous renting a place with no reviews. Prior to visit, the company was great with correspondence. We arrived to a clean, well equipped apartment. We had absolutely NO problems for our 10 day stay. Resort is wonderful with lots of amenities. Apartment is huge and very comfortable. This place is great for kids and large families. They give you starter supplies like TP, paper towels, garbage bags, laundry soap, and dishwasher soap. Walmart right down the street to restock. Only negative is the beds aren't that comfortable. But it's a rental, so didn't expect much. Two bedrooms with king sized beds and one bedroom with two twins. Two nice sized bathrooms. Three TVs, Lots of towels, extra blankets, and huge closets to store your suitcase out of the way. Kitchen with all kinds of stuff. Sadly no Keurig. But they did have a regular coffee maker. We would definitely rent again.

Fantastic experience: This is by far one of the best homes to rent for a big group. All its features were exactly as described. The home was clean and management was exceptional. Thank you we will definitely rent here again.

Fantastic experience: Championsgate 633 was the perfect place for our holiday getaway. The keyless entry was wonderful and easy to access.The home was clean and spacious. My daughter loved the Mickey room and the Avengers room. We loved the living area and were able to set up a small Christmas tree. We also enjoyed the oversized island in the kitchen and used it for making gingerbread houses, baking cookies, painting, and putting together Lego sets. This home was absolutely beautiful and we had a great vacation.

Negative experience: They tried to charge my boy dub $4000 for dirty towels

Negative experience: Charged me for using their towels and said it was “damaged linen”. Like What the hell are TOWELS USED FOR BRUH!

Fantastic experience: Family vacation to Disney World and the home was absolutely perfect. Spacious, clean and well supplied. The pool and game room were enjoyed by all when not at the parks, and getting to and from the parks was a breeze. Wonderful location, close to amenities, really, just perfect!

Fantastic experience: My family and I stayed at this property last month and it was great. The home was cleaned, and looked amazing upon arriving. There is so much room, and so much to do. The staff here was also great, Very responsive to our needs.

Negative experience: Scam of an agency. Once they have you in their home they disregard all the issues. Appease you by sending an under qualified “maintenance” guy to tell you ohhhh I’m sorry but this issue is way above my pay grade I’ll be sure to escalate the issue. Don’t use them! They will make your magical experience into and unforgettably miserable experience.

Negative experience: Wow! For context let me explain that I have been going to Orlando and staying in a rental home twice a year for over 7 years now. Never have I ever had such a terrible experience! The home had no hot water For our entire stay! Add to that a broken AC system ( to be honest when it was set at 78 it rarely went above 80 so it tried) When there were roof shingles in my pool the maintenance guy asked one of our guests to go retrieve them! (Maybe I should get that service fee we were charged) Over all terrible stay, phone calls every day cycles of waiting on hold, escalating, and ultimately getting nowhere. They show you beautiful pictures of a home but when you get there they completely disregard the customer and make them fend for themselves. Use air B&B at least there’s a system to log complaints and get refunded.

Positive experience: Had a great 2 week stay at the Encore resort. The facilities are very good with the pool and slides available and we went up there regularly in the days we were at the resort rather than parks. The Encore resort is absolutely spotless with it immaculately maintained. Our villa at 7778 Westland Drive was very spacious with a good pool and outside area. Rooms themselves were nicely decorated and spacious also with a nice cinema room also. My only negative points would be that the villa needed more basic utilities, they were a bit sparse in a umber of areas. Also, in any other villa I have been to there has always been pool towels provided and finally there was only sun bed provided for a villa that slept 8. There were only 6 in our party but still took 3 phone calls to get a further 4 sun loungers provided. Overall, a great stay and would definitely recommend it as close to main I4 as well as parks in general.

Negative experience: Absolutely terrible experience. House was beautiful but the theatre wouldn’t work so I asked if someone could help me, they sent someone to the house the next day when I wasn’t there and wrote a note saying everything is fine, obviously if it was fine then instructions would have helped or at least a quick visit when I was there. Also we couldn’t use the space outside to lounge nor cook because it was infested with bugs. We also had to throw all our food out due to it being swarmed by said bugs. I also asked if I could turn the temperature down in the house since it was hotter inside than it was outside and was told it would freeze the system… obviously not true the house was set to 75 degrees. The home also comes with a “hot tub” but it’s actually a cold tub unless you pay, which I didn’t know… The last day to top everything off I asked if I could check out late and was told I could if it’s available and that they would call back. I checked online and it wasn’t booked for the next three days so I assumed it wouldn’t be an issue, 10 minutes after check out, top villas called me and said I have to leave immediately because it was booked for that day (it was not booked according to their website I could still book that day) I said ok that’s fine. She proceeded to tell me if I do not leave immediately that she would call the sheriffs department. For $2,000 a night you are treated absolutely terribly. I stayed at 2100 reunion resort but couldn’t figure out how to right a review on the property alone.

Negative experience: Extremely disappointing service from Top Villas. Villa poorly described, poorly equipped and maintained, attempt to review blocked on the website and any attempt to resubmit blocked. Totally un trustworthy.

Negative experience: Disappointing home and follow up. Booked a very nice home at the beginning of March, a four bedroom home for 6 adults. We received notification in April that the owners of the previous villa had sold the property and it was no longer available at the time we were coming to stay. They offered us a number of alternatives all at a significant additional cost as prices had increased in the time between us booking initially and the time we had to switch properties. (additional £500). When we arrived at the villa, we found that one of the 3 bathrooms had a leak and the shower was not available for us to use. With 6 adults this was very inconvenient. On the day we left, I wrote detailed notes on that and several. Other issues with the house we encountered during our stay including cockroaches and not enough pool beds for the number of guests in the house. The response from Top Villas and the management company was completely dismissive and mentioned being informed of issues in a timely manner. Like the timely manner that we were told that one of the bathrooms was out of order??? I rented a while ago from Executive Villas and had a fantastic experience, wish we'd gone with them again as ours was very definitely not a Top Villa

Fantastic experience: I contacted Geordeline after I had already booked a house with another management company. Upon arrival to inspect the house I discovered a party of twenty somethings next door playing inappropriate rap music full of profanity. As I have an 11 year old daughter this was totally unacceptable to me. I contacted the management company and was told that they could do nothing for me and I would have to occupy the house. As this was not an option I turned to Top Villas. Geordeline immediately found me a house, that had been unoccupied for the three day minimum, and I was inside of it within the hour. I cannot praise her enough for her immediate responsiveness and her attention to detail to provide all I asked for on a moments notice.

Negative experience: Prospective holiday goers and anyone considering using Top Villas for renting their property BEWARE. Dealing with Top Villas after our holiday has left a very sour taste in our mouth. Especially after a lovely holiday. We paid for our pool to be heated, long story short the heater had tripped and didn’t work for the first 2 weeks. Alls that I asked is that we paid for what we received which was a weeks heating. The result of hours of phone calls and multiple emails was a “Good Will gesture”. Their communication with Jeeves in Orlando left much to be desired. I’m sure that they will respond to this message in a predictable way as they have done in other very similar scenarios with other people. Everything will be fine unless something goes wrong!! See the other one star reviews!

Negative experience: Be very cautious in renting a villa through this company. Albeit the team in the UK are actually quite competent and efficient, if and when you find yourself experiencing issues over in Florida with your rental...all I can say is good luck! At the time of booking we were told nothing about the fact that an American company called Magical Vacation Homes would effectively take full control of our holiday experience once we hit the USA. Sadly for us there were issues when we arrived and even more sadly for us, Magical Vacation Homes are categorically the most poorly managed, incompetence property management company I have ever experienced. Zero communication from them, we had to constantly call them if we wanted answers and action with the issues we were experiencing. Their Manager, a chap called Charles, is utterly useless and knowingly left us without A/C in the month of August and refused to action a request for immediate delivery of fans to avoid us sleeping in 90 degree heat, apparently he had what he later described as a “family crisis” not as big as our family crisis of being forced to sleep in horrendous conditions all because he couldn’t be bothered to do his job. Top Villas they are not! At the time of booking you are informed by Top Villas UK that when you are in the USA, in the event of problems you will be assisted by their on site team, Top Villas USA. This is absolute nonsense and Top Villas USA offered us absolutely no help whatsoever, not even a phone call to check if we were ok during the process of having to move homes 3 times during our vacation. Twice due to the A/C stopping working in Florida in the month of August, and once due to a large squirrel infestation at the property. These issues were just a fraction of the issues we endured, other issues related to poor levels of cleanliness, blood stained pillows from the last guests...the list was virtually endless and I don’t have the time to list all the issues. All I will say is think very carefully before you book with Top Villas, once you leave the UK you are completely at the mercy of Magical Vacation Homes. Ok so Top Villas UK tried to help from the UK side, but as I said, they were pretty powerless in actually getting Magical Vacation Homes to be even a half decent rental management company. I’m quite sure Top Villas will respond saying the above is not the case, but having lived through 3 weeks of it, it absolutely is and I feel it is only fair and correct people have the full picture of how they will be treated.

We found their web site to be well designed, very comprehensive, easy to navigate & comprising an excellent, detailed search facility. All of which made our selection easy & well informed. Both of the agents that we dealt with (Tom Scott & Ricardo Remak) were extremely helpful, responsive, friendly & knowledgeable. I cannot recommend the service from Top Villas highly enough!
